This is easily the best investment property we have ever offered. Please read everything so you can completely understand what this is:

First, this is a huge, 2.85 acre tract of land just one lot in from North Yorkshire Street, just past I-75 in North Port.

It is currently zoned RMF (Residential Multi-Family) but… may potentially be re-zoned COMMERCIAL as I will explain in a moment.

It is located on Langlais Drive and goes straight through to an unnamed road that runs behind it. As mentioned above, it is one lot in from N Yorkshire and on the other side of N Yorkshire is 50+ acres of land owned by the City of North Port that also has great future plans as I will soon explain!

This area is currently undeveloped. It is all technically buildable, but there are no utilities of any kind at this time.

First, there is an interchange proposed for I-75 right there at N Yorkshire.
That would be right near this property and development would surely come at that point if it doesnt before then.

Second, the City of North Port has HUGE plans for this entire area!
It is dubbed “Activity Center 6” also known as “The Shire”.

That would change the zoning for this property from Multi-Family to Commercial. The 50+ acres of city owned land I mentioned above is slated to be a huge park. There is a huge, beautiful lake there already.

So… 2.85 acres of commercially zoned land, surrounded by other commercially zoned land, right off of the interstate with a new interchange.

What do you think may happen to the value of this property then?

Here is the thing… I, nor anyone else, knows what the timeline will be. It is anyone’s guess. In the meantime, it is beautifully wooded and a great outdoor recreation spot. There is a “driveway” going into the property in the back, off of the unnamed road. Pitch tents and go camping! Or just enjoy nature while you wait for development to head your way!

And… if you wanted, you always have the option of putting an off grid home (or several) there right now.

Any questions of what you can or cannot build, can or cannot do on the property should be directed to the county Planning and Zoning Department.
Everything we know about the property is listed here. The information provided is deemed reliable but not guaranteed. Please do your own due diligence.
